Tenure Sensitivity: Why Fees Hit Short Loans Hardest

Upfront fees have a much more punishing impact on short-tenure loans than on long-tenure loans:

  • On a 1-Year Loan: A 2% fee adds nearly 3.7% to the effective annual APR, because the fee is amortized over only 12 months.
  • On a 20-Year Mortgage: The same 2% fee is spread over 240 months, increasing the effective APR by only ~0.25% annually (assuming the loan is kept to maturity).
